Our co-ownership model offers a smart, sensible, and affordable co-ownership model. Lifestyel Asset Group will manage all the moving parts of co-owenrship and operate each property on behalf of the co-owenrship group so each owner can enjoy every minute of their vacation - and leave the rest to us.

Step 1: Initial LLC Setup and Formation

The co-ownership structure will be set up by our legal team and includes creating an LLC and operating agreements for each co-owner to sign. Set up includes:

  • Create the Operating Agreement

  • Establish Share Pricing

  • Create Annual Budget

  • Assigning a Managing Manager

  • Establish a Voting Structure

  • Exit Strategy Solutions

  • LLC Formation and EIN Acquisition

  • Joint Bank Account Setup

  • Foreign Entity Filing

  • Registered Agent Designation

  • Customized Marketing Website to Share the Opportunity with Friends and Family

  • Reservation Protocols Set Up for the Group to Pick Their Weeks

Step 2: Create the Buyer Group and Raise the Capital to Acquire the Property

  • Lead Follow Up

  • Book Discovery Visits to the Development

  • Oversee the Property Acquisition Process

  • Manage the LLC Capital Contributions to Close on the Property

Fee Paid by the Co-Owners: 12% of the property value, paid at closing of the property, to the Lifestyle Asset Group/Luxury Shares team

The developer's agents receive their standard listing commissions

Any buyer agents who bring co-owners to the group will also get paid 2.5% - 3% of the share price at closing,

Step 3: Post-Closing Operations Management Services

  • Pay all Invoices for the LLC

  • Annual K-1 Prep for Tax Filing

  • Assign a Dedicated Reservations Manager to the Group

  • Stay Compliant with HOAs

  • Dispute Resolution between Co-Owners

  • Survey Collection for Ongoing Property Maintenance

  • Provide Quarterly Financial Newsletters

  • Manage Local Trades/Maintenance

  • Annual Budget Review Meetings with Co-Owners

  • Vehicle/Golf Cart/Bike Setup and Maintenance

  • Home & Vehicle Insurance Management

  • Rental Management and Income Distribution

  • Interior Design (Cost of Designer + 10%)

Fee paid to Lifestyle Asset Group by the Co-Owners: $500/month billed to the LLC + 10% of annual operating expenses

Example: If the property costs $75,000 per year to operate, LAG will bill the LLC $500/month plus $7,500 = $13,500 per year
